Watching average prices continue to climb through the GTA seems like a typical Spring Market in Toronto! The average price of a residential property as reported to the Toronto Real Estate Board for May 2013 rose to $542k! That’s up about 5% from the average sale price in Toronto in May 2012.
Let’s take a closer look at what is happening. For example, a bungalow in Central North York’s C07 area (including the communities of Willowdale West, Lansing Westgate, Newtonbrook West and Bathurst Westminster) is up 4.46% from this time last year. A detached two story home is down -.77%. Condo apartments are also down -1.01%.
In Central North York’s C14 area (Including the communities of Willowdale East and Newtonbrook East) the average price of a bungalow is up 2.90% while a detached two story home id down -3.30%. Condos in this area east of Yonge Street are actually up 2.45

The Toronto Real Estate Board reported an average sales price of $482,648 for all types of residential properties sold in January 2013. This represents a 4.3% increase over January 2012. And Sales were much better than expected – just slightly lower than 2012.
But average prices can be too broad and sometimes misleading. A closer look reveals some details relating to different styles of homes and 416 and 905 areas.
