The spring market loves bungalows in the ever changing West Lansing and Willowdale communities at Yonge and Sheppard!

In the last 10 days, three of our recent listings of 3 bedroom bungalows in the area all enjoyed multiple offers and all sold for over their asking prices  The selling prices in the Willowdale area have gone up over last spring and seller’s in homes priced under $1m appear to be reaping the highest rewards.

Based upon our recent sales, we are seeing homes sell for approximately 5% higher than similar homes were selling for last year at this time.  And the we’ve only just started our Spring market!

Toronto Market Trends Worth Watching

The Toronto Real Estate Board reported an average sales price of $482,648 for all types of residential properties sold in January 2013. This represents a 4.3% increase over January 2012.  And Sales were much better than expected – just slightly lower than 2012.

But average prices can be too broad and sometimes misleading. A closer look reveals some details relating to different styles of homes and 416 and 905 areas.

For example, a detached home in the 416 area on average increased by 2.7% while a detached home in the 905 area increased by 6.8%.   Read the rest of this entry »
